Occoquan is a small village adjacent to Woodbridge in suburban Virginia. The affluent population of this artist community is about 900 people. The town has charming streets laid out in a grid on the Occoquan River (see photo above of marina). People like it for its walkable streets, charming shops, and restaurants. It is convenient to I-95 and the Potomac Mills Mall in Woodbridge. Many buildings in the downtown commercial area, are part of the Occoquan Historic District listed on the National Register of Historic Places. Where to Retire in Occoquan and Home Prices
There are not only active adult communities in this area but also some master planned communities (see Active Communities link above and also look under Woodbridge and Alexandria). Median selling price in early 2020 was $564,000, according to Zillow.
What Is Special about Occoquan
Very charming village in the midst of Virginia suburbia - yet close to DC and great shopping. The Occoquan River is very nice. Salt and Pepper Books is one of America's better independent bookstores.
What Is Not Special about Occoquan
It is expensive and once you get in your car to go anywhere traffic is bad.

People who want to retire in the Washington D.C. area but not live in suburbia or the city might like the village atmosphere.

By and large this is a bedroom community but there is commerce in the downtown shops.

Occaquan is in northern Virginia adjacent to the larger town of Woodbridge. Washington is 20 miles. January avg. temp is in the mid 30's and average July temp is high 70's. Humidity is average.
Restaurants & Cultural Scene
As mentioned, Salt & Pepper Books adds to the cultural scene. Look for the Pink Bicycle Tea Room as well as some outdoor dining spots. The town is considered a restored artists community. There are ghost walks.
Crime
Crime is virtually non-existent in Occoquan.
Medical facilities
The DC and northern Virginia area has many fine hospitals and doctors to choose from.
Transportation
Nearby Woodbridge offers access to public transportation. The Amtrak AutoTrain is in nearby Lorton, VA.
